Home Performance Inspections

Not your typical “home energy audit.” We go much deeper.

With three levels of service, the choice is yours.

Three levels

How far do you want to go?

Standard answers most comfort and energy questions. Advanced tests the heating and cooling system performance. Comprehensive determines the size of HVAC equipment your house needs, measures ventilation rates, and tests indoor air quality.

  • Level 1

    Standard

The core diagnostic. How leaky the house is, where it leaks, and how well insulated it is.

    What we do

    • Blower door test — total air leakage
    • Pressure pan readings — duct leakage to outdoors
    • Thermal imaging through the house
    • Temperature, humidity and dew point on every floor
    • Attic, crawlspace and basement walk-through
    • Video Home Performance Report
  • Level 2

    Advanced

The house plus the heating and cooling system performance.

    Everything in Standard

    Plus

    • Total airflow through the system
    • Static pressure testing
    • Heat rise or cooling drop
    • Pressure balance tested between bedrooms and between floors
  • Level 3

    Comprehensive

Everything above, plus HVAC load calculations, testing ventilation systems, and basic indoor air quality testing.

    Everything in Standard and Advanced

    Plus

    • Manual J heating and cooling load calculations
    • Airflow through exhaust fans, range hoods, and other ventilation types
    • Indoor air quality testing*

Add-on

Getting bids? Add a written scope of work.

Every inspection ends with prioritized recommendations. If you’re about to get estimates from contractors, we can write up the work needed line by line so you can compare apples to apples.

Contractors get something clear to create estimates from. You get bids you can compare side by side.

Available with any level. Ask for it when you book or after the inspection.

After the work

A test-out visit.

When the work is done, we come back to test and verify improvements were done right. For air sealing and insulation, we run the blower door again and use thermal imaging and smoke to find anything still leaking. For heating and cooling changes, we do the HVAC performance testing to verify it’s working as it should.

If the work did what it was supposed to, you’ll have the results to prove it. If something was missed, you’ll know before the contractor gets paid or their warranty runs out.

We recommend adding it when you book.

*We use devices like the Haven IAQ room monitor and Airthings monitors during the inspection, and analyze the data they collect inside your home. Homeowners can buy the same devices directly for long-term tracking — see the ones we recommend.

How long it takes and what it costs both come down to the same things: the size of the house, how many heating and cooling systems it has, and how much testing is needed. We talk it through and quote it before anything is scheduled.

What’s included at each level

Not every test applies to every house. We choose from these based on your house and what it’s doing.

We visually check for combustion safety concerns on every inspection. If something concerning is found we’ll refer you to a contractor we trust to investigate further.

Which one fits

Start with the question, not the package.

  • “One room is always hot or cold, or humidity is out of control, and nobody can tell me why.”

    Start with Standard

  • “We replaced the system and it still isn’t right. Some rooms still are uncomfortable.”

    You want Advanced

  • “We’re having breathing issues at home and considering replacing HVAC equipment, or are planning a big renovation and want to make our home as healthy as possible.”

    Go Comprehensive

  • “A contractor referred me to you before they write an estimate.”

Any level, plus a written scope

Still not sure? That’s OK. Tell us what issues you have and we’ll recommend a level that meets your needs.

What you get

Every level gets the same report.

A video Home Performance Report, one to three days after the visit. We walk you through what we found and what we’d recommend for improvements, in the order we’d do it.

In your report folder

  • Video Home Performance Report
  • Every photo and video from the inspection
  • Thermal images
  • Your test results
  • Prioritized recommendations
  • Product links
  • Local contractors we trust
  • A written scope of work, if chosen

After the work

Why test afterwards?

It can be hard to tell just by looking whether an improvement actually worked or not. Attic insulation can look fine from the hatch. The ductwork appears to be sealed, but the only way to know if the improvement actually worked is to test again.

A final test is your verification. It catches anything missed before the contractor gets paid or their warranty runs out. It provides before and after results for your house.

Questions

Before you book an inspection

Which level does my house need?

It depends on the symptoms. If you’re trying to find out why the house is uncomfortable, Standard usually answers it. If the problem points at the heating and cooling system, Advanced adds the testing you need to know if the HVAC equipment and ductwork are doing their job. Comprehensive is for when you’re considering major improvements and need a structured plan of action.

Tell us what’s happening in your house and we’ll recommend which inspection tier is best.

What does it cost?

It depends on the size of your house, how many HVAC systems it has, and how far we need to go to uncover the sources of your issues.

Is this the same as a traditional home inspection?

No. A traditional home inspection is a broad condition report for a real estate transaction — roof, structure, appliances, safety items — and it doesn’t involve diagnostic testing. Home inspectors also cannot offer specific recommendations for improvements. We’re not home inspectors.

We do inspect houses people are about to buy. If you want to know what you’re getting into before you close, that’s worth doing. Just plan on a traditional home inspection as well. The two answer different questions.

Do you test combustion appliances?

We visually check for combustion safety concerns on every inspection. If something concerning is found we’ll refer you to a contractor we trust to investigate further.

Do I need to be home?

You don’t have to be, but it helps. You know things about the house that no instrument will tell us. If you’re there and want to talk before we pack up, we will — we keep it short on purpose, because everything gets covered in detail in the report.

What areas do you serve?

Louisville and Jefferson County, the surrounding Kentucky counties, and Southern Indiana. We travel roughly ninety minutes out from Louisville. If you’re not sure whether you’re in range, just ask.
