Consulting & Project Management

Someone in your corner who isn’t selling the work.

Every trade sees your house through its own work. We look at the whole house, and we don’t sell the work. We help you work out what’s worth doing, in what order — and if you want, we’ll manage the job while it happens.

Why people call

Three bids, three different answers, and no way to judge them.

Most homeowners aren’t short of opinions about their house. They’re short of a way to tell which opinion is right. Every bid sounds reasonable on its own, and each one answers the question from a different trade. Nobody has tested which one is right.

We read the bids, ask the questions you don’t know to ask, and tell you what we’d do — including when the honest answer is to do nothing yet.

What people bring us

  • Two or three bids that don’t agree with each other
  • A contractor’s recommendation they’re not sure about
  • A test report — ours or somebody else’s — they can’t act on
  • A renovation where nobody’s thinking about the whole house
  • A product they found online that sounds too good
  • A plan they believe in, and no time to run it

If it involves spending money on your house, it’s worth a conversation first.

Two ways we help

Advice, or advice plus someone running the job.

  • Consulting

We go through what you’re looking at — bids, products, a report, a renovation plan — and tell you what it means and what we’d do. What’s worth the money, what isn’t, what order to do it in, and which questions to put to the contractor before you sign anything.

  • Project management

We manage the work as an independent third party, on your side of the table. Writing the scope so everyone is bidding the same job, helping coordinate the contractors, checking the work against what was specified, and testing afterwards to confirm it did what it was supposed to do. You hire and pay the contractors directly — our fee is for our time, never a markup on their work.

Just need the scope? If you’d rather run the job yourself, we can write the scope as an add-on to any inspection. See Home Performance Inspections

To be clear about what we are: we’re not a general contractor. We don’t install anything, we don’t sell products, and we don’t take a cut from the contractors we recommend. We work for you.

How it works

No retainer, no package you have to buy into.

  1. 1

You tell us what you’re dealing with

The bids, the report, the plan, the problem. Send what you have.

  2. 2

We tell you what it would take

Sometimes it’s a conversation. Sometimes it’s testing first, because the bids are all answering a question nobody has actually tested. We’ll say which, and quote it before anything starts.

  3. 3

    You get a straight recommendation

What we’d do, in what order, and what we’d skip. In writing, so you can hand it to whoever does the work.

  4. 4

We stay involved, or we don’t

Take it from there yourself, or have us manage the job through to the testing at the end. Entirely your call — there’s no obligation either way.

Questions

Before you get in touch

Do I need an inspection first?

Not always. If you already have test results — from us or from someone else — we can work from those. But if the bids on your table are all guessing at the cause, an inspection is usually the cheapest way to stop the guessing before you spend five figures on a fix.

We’ll tell you which situation you’re in when you describe it.

Are you a general contractor?

No. We’re not acting as the general contractor, we don’t install anything, and we don’t sell products. Project management means we coordinate the job on your behalf as an independent third party. You hire and pay the contractors directly, and they answer for their own work.

Do you get paid by the contractors you recommend?

No. No referral fees, no commissions, no kickbacks. We recommend the people we’d use on our own house, and you pay them directly. It’s the only way the advice is worth anything.

What does it cost?

It depends on what you need — a single conversation about a bid is a different job from managing a whole-house retrofit. Tell us what you’re dealing with and we’ll quote it before anything starts.

Stop Guessing.
Start Testing.

Send us the bids, the report, or just the situation. We’ll tell you what we’d do about it — and what we’d leave alone.
